Tannenbaum Helpern Real Estate group represented a prominent a New York City charitable organization in connection with the acquisition of a four floor, 44,000 square foot commercial condominium office unit in a to be constructed mixed-use building in Harlem, New York City.
The state of the art, office condominium will serve as the future home for the charitable organization. Tannenbaum Helpern’s work included the negotiation of the purchase and sale agreement and the condominium declaration, particularly with regard to construction of the building and the office condominium unit, and the building’s and office unit’s operations and uses. Following the execution of the purchase and sale agreement, Tannenbaum Helpern advised the charity in connection with the negotiation of certain “non-disturbance” rights with the developer’s construction lender and the completion of the construction of the condominium unit.
